Process

Somerset Homes offers a range of services to its clients. They provide basic planning and consulting through to completion of the project. Clients usually start their journey with Somerset Homes once they have their Architectural Drawings, but not always. Somerset Homes will help guide you through the process at any stage of building your dream home.

The thought of building a new home or renovating your current one can be daunting. Somerset Homes is committed to making you a more comfortable and confident participant in the process, working with you before, during and after your project is complete.

Here is a quick look at what to expect when you meet with us to discuss or plan your project.

  • An introductory meeting is held at which time the Project Manager will ask you specific questions related to all aspects of the project. This initial interview may be held in conjunction with a tour of our recently completed homes, as it has been our experience that this may be the best method of gauging the level of finish you desire for your new home.
    1. Homeowner Questionnaire
  • The construction budget estimate is compiled using information from the interview questions, historic costing and the project drawings and specifications.
    2. Construction Budget Estimate
  • This document plays a key role in scheduling the construction of your home. It is necessary that you provide the specifications to the Project Manager by the dates indicated in order to keep the project on schedule.
    3. Design Schedule
  • The Project Manager and the Superintendent, at the onset of the project, jointly prepare the construction schedule. The schedule allows the client to monitor progress as the new home is being built.
    4. Project Construction Schedule
  • An updated copy of this report is attached to the progress billing which is submitted to you once every month for your review. The report provides you with a summary of the previous month’s expenditures, total expenditures to date, budget revisions and costs to complete. A monthly meeting will be held with the Project Manager to specifically review the report and progress billing.
